DESIGN NAME: Gunjay Villa
PRIMARY FUNCTION: Residential House
INSPIRATION: To create a house which is modern stylish luxurious with clean planning and minimal wastage of space.Use of wood for warmth as it becomes cold. Italian marble veneer mirror patterns
and elements that create texture to surface making the design tactile.Use of bevelled mirrors to camouflage too many elements in the space like in the living room the main door and guest door are camouflaged using mirror panelling. Customise all furniture as well as soft furnishing to suit the space.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: The project is about a 5 bedroom villa with a dense urban surrounding situated in a climatic zone with varying temperatures seen within a day.The project is designed in keeping the sensitivity of the surroundings it is situated in as well as the climate.It is designed to be on a modern contemporary language of architecture with straight lines clear circulation no wastage of space and maximised utility of the small plot size.(plot area of 600 sq. yards). The interiors of the villa is modern.

PROJECT DURATION AND LOCATION: The project started in 2013 in Nashik India and finished in 2015 in Nashik India.

PRODUCTION / REALIZATION TECHNOLOGY: Interior design process:
1 Straight line & clean geometric forms with
certain element that break away from geometry to create element of surprise like the leaf in the courtyard.
2 Composition of each wall in relation to
whole room for eg. the headboard walls
would be detailed while rest kept simple.
3 Every space is sketched first with tentative
material indication and then converted into a
drawing and then executed.
SPECIFICATIONS / TECHNICAL PROPERTIES: The plot area is 6000 Sq Ft

RESEARCH ABSTRACT: As such the client had left the complete onus of design onto us with very few inputs on probably choice of material.In terms of layout since the plot was small and locations of rooms fixed as per vastu there
wasn’t much one could do in terms of generating drastically different layouts. The layout governing the overall massing, there wasn’t much to be done in the facade in terms of treatment. Privacy concerns due to the surrounding buildings was addressed with sliding louvres decks as buffer spaces courtyard for getting natural light and ventilation.
On a whole the final design output was to create a home which reflected their lifestyle hence a design was generated exemplifying
clean lines simple & understated luxury.
CHALLENGE: Site has very little privacy on north south and west edge of the site. No other features on site as it was a plain site.Major open patch at rear end and only major source of natural light. West being abutted by a road it showed concerns of sound and dirt pollution aswell as lack of privacy.
Critical to design the architecture & interiors in such a way that privacy is maintained without much visual exposure. North & south can’t have many windows due to nearby structures. Interiors need to complement the architecture design and let interiors follow the architecture layout. Material and colour selection critical as
daylighting is less. Site location has considerable temperature
variations in winters.Summers are dry and arid with very low
winds. Monsoons are strong with high winds.
Critical to design the architecture & interiors so that natural light comes in and cross ventilation is maintained. Introduce elements that allow light and cross ventilation yet have rain shading elements.Material selection critical as materials that insulate the heat need to be used to avoid cold feet and reduce heat gain as well.

NAME: Behzad Kharas
PROFILE: Graduating as a promising student from Rizvi College of Architecture in the year 2002, Behzad N Kharas began his career in the field of signage. After integrating the nuances of signage he went to Pronith Nath and Associates to inculcate his refined sense of style of design and concept development. In May 2004 he was bestowed with an opportunity to work with the visionary architect Hafeez Contractor. The year of 2005 saw the birth of ThinkBNK. With the first project of designing a villa for a family friend to getting office space to function (from a school friend), the projects of ThinkBNK gradually unfolded one by one. Though projects were progressively increasing, with some projects not seeing the light of the day, ThinkBNK went through a rough patch.The secret of Behzad Kharas’s success is the value he places on honesty, integrity, perseverance and passion for the work he undertakes. These values are in turn infused to the team that he mentors resulting into an excellent outcome. The will to deliver positive growth, rides over all the rough times that are faced by the company. The BNK Group has rapidly diversified into consultancy, contracts and construction ushering in new challenges to take on.
