DESIGN NAME: 360 Offices Istanbul
PRIMARY FUNCTION: Odeabank Headquarters Office
INSPIRATION: Odeabank, young progressive Turkish bank which is part of the Bank Audi, considers openness, transparency, flexibility, trust, inspiration, sustainability, creativity and technology as the key corporate values. To integrate the bank’s philosophy into design and the existing building design with site constraints / opportunities were sources of inspiration. We utilized the 360 degree uninterrupted view of İstanbul and reinforce the connection to the outside world through our design.
The building at each aspect has different views and through the design we wanted to reinforce this connection to the outside world and so always remind the staff of their unique location. The east facade faces the new office towers and the black sea in distance, the south faces the curvaceous Bosphorus with its historic palaces, the tree lined banks and the movement of international shipping, the west faces the historic peninsula and the constant reminder of the roots of this great city and finally the north with its view over the Belgrad forest. These views of each façade translated into spaces and shared areas are located to the south and north reminding the staff of nature and create a relaxing, creative atmosphere. The furniture to the south is again organic and colourful to reflect the Bosphorus. The winter garden faces the forest so the meeting rooms, coffee bars are located within it and filled with mature landscaping. The east and west has deeper floor plans which overlook the city and so this where the majority of the staff are located in open plan offices – the more serious business of banking.
This connection through the building orientation constantly reminds the staff of the sense of the place and creates a creative spirit which is so too often missed in standard office accommodation.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: The competition brief was to provide an office fit out project for the Bank’s headquarters, circa 600 staff on 7 floors in building L199, Istanbul- Levent. There were 5 architectural practices chosen to provide a concept design to the bank with an interesting and inspiring office environment for their new headquarters. The accommodation is to include general office spaces, a relaxing bar at double story high winter garden and the executive floor with the board room, CEO’s office and executive lounge.
OPERATION / FLOW / INTERACTION: The main reception is in the middle of the floors at the 36th floor and next to the winter garden. This is so staff can take visitors to the coffee bar and relax. Top floor is designed as the executive floor to include CEO’s office, executive lounges, board room and some open plan offices. The CEO’s office and board room face the Bosphorus so that visiting board members can feel the spirit and vitality of İstanbul.
PROJECT DURATION AND LOCATION: Two stage competition was awarded to GMW at the end of July, 2014. The concept design developed into Construction Documents and the project tendered out for construction at the end of October, 2014. The project is under construction and to be completed by the mid of March, 2015 in İstanbul.

PRODUCTION / REALIZATION TECHNOLOGY: The furniture and materials have been chosen to enhance the design concept such as use of soft and neutral colours at office areas and colourful fabrics at shared areas. Balanced use of clear glass at partitions, back painted glass, compact laminate and fabric panels at core walls creates a calm and inspiring office environment. Materials used at the top floor are similar to the other floors but darker walls and use of bronze on doors. This makes the spaces more intimate and sophisticated.
SPECIFICATIONS / TECHNICAL PROPERTIES: The initial competition brief was to include 7,800 m2 gross area on 7 floors from 34 to 40 and revised to include 8,200 m2 gross area again on 7 floors, from 33 to 39 after the competition. Floor layouts have been developed in order to accommodate 2016 and 2018 year end headcount projections and an office environment with limited individual offices, open plan workstations, common working zones, relaxing and informal meeting areas for staff interaction is created for circa 600 bank employees.

RESEARCH ABSTRACT: The first approach was to understand what 25 to 35 years old professionals wants with their bank. It was decided to have a workshop with the young employees in the design practice and they wrote down what words come to mind such as transparency, flexibility, trust, inspiration, sustainability, creativity, technology. All are similar to the Bank’s corporate values. Together with this workshop, a literature search has been carried out for other international bank and office projects. This research inspired the new working practices such as Activity Based Working which is having flexible collaborative style working conditions and in return reduce or eliminates the cost of moving groups and redefining spaces.
CHALLENGE: The challenge of the project was to develop the optimum floor layouts to accommodate 14 departments with different number of employees and retain the concept design which was developed with a general brief about the business during the competition period. A close collaboration with the Bank’s committee which is leaded by the CEO of the bank, is the key element of this process and achieved by starting over and over again from stacking diagram after the domino effect of relocation of any department and mutually agree on each move.
