DESIGN NAME: IM Shanghai
PRIMARY FUNCTION: Commercial Building Office
INSPIRATION: The design philosophy of IM shanghai is to inject “work, play and cultural” into an existing neighborhood where infrastructure supports greater density. It offers a symbiosis of experience and social functionality within the framework of a connected hub development. A series of plaza and courtyards are provided for social gathering that promotes human interaction and street vibrancy. IM Shanghai becomes a new hub and gives a unique identity for the Changning District.
UNIQUE PROPERTIES / PROJECT DESCRIPTION: IM Shanghai is principally an office development, with integrated cultural and retail facilities located in the Changning District of Shanghai, occupying 40,355sqm with a total GFA of 157,345sqm. The site was previously abandoned factory buildings surrounded by high density residential blocks. A vision for Urban Regeneration is called to bring in vibrancy of the district to inject commercial, new cultural, conferencing and leisure amenities to serve a wider spectrum of community.

PRODUCTION / REALIZATION TECHNOLOGY: IM Shanghai obtained the LEED gold certification. The office’s serrated façade, tower skylight and pavilion’s roof are integrated with photovoltaic panels which will contribute to reducing the overall energy use of the scheme and reduce solar gain by shading. The treatment of sewage and rainwater re-use is being considered for irrigating the landscaping. Local stone/materials are widely used to minimize transportation costs.

RESEARCH ABSTRACT: -
CHALLENGE: To respond to the solar constraint from the surrounding residential buildings, our design solution is to sculpt a ‘mountainous cityscape’. Tower façade design is inspired from the Chinese landscape painting by applying layering to create a mountainous silhouette, as if depicting a painting using “Void” and “Solid” bands, which at the same time fulfil the glazing/wall ratio requirement.
